23rd Street Residence

In Noe Valley, an existing ground-level crawl space is transformed into an entirely new and completely habitable area, while on the front, a classic facade is transformed into a simple, textured, jewel box of a house. Dumican Mosey introduced fifteen-foot vaulted ceilings into the interior and clarified the interior spatial flow throughout, offering clear demarcations of spaces, improving the relationship between the front and the back, and creating significant new square footage out of an existing footprint.
